Staying Cool & Saving Money: Energy Savings Tips for Our Valued Tenants

As the summer heat continues to surge in Central Kansas, we understand the importance of keeping your living spaces comfortable and cool. MPIRE Properties cares deeply about your well-being and wants to share some valuable air conditioning tips that will not only help you beat the heat but also save energy and reduce utility costs.  


The "20 Degree Rule":

The "20 Degree Rule" is a simple yet effective way to identify if your air conditioner is working efficiently. On a hot summer day, the maximum temperature difference between the indoor air and outdoor air is only 20°F. That means if it is 95°F outside, your air conditioner can only cool your home to around 75°F. Setting your thermostat substantially below that can cause it to freeze up and cease functioning at all.





Regular Filter Cleaning:

Ensuring clean air filters is vital for your air conditioner's efficiency and your indoor air quality. Dirty filters can restrict airflow and force your AC to work harder to cool the space. We recommend cleaning or replacing the filters at least once every 30 days during the peak cooling season. This simple task can make a remarkable difference in the overall performance of your AC unit.


Proper Ventilation:

To allow your air conditioner to work optimally, make sure that all doors and windows are closed while your AC is running. Additionally, avoid obstructing the vents with furniture or other objects that could hinder the airflow. Proper ventilation helps the cool air circulate efficiently throughout your living space, ensuring a consistent and comfortable temperature.


Programmable Thermostats:

If your rental unit is equipped with a programmable thermostat, take advantage of this energy-saving feature. Set the thermostat to higher temperatures when you're away from home and lower temperatures when you're there. This simple adjustment can help reduce energy consumption and lower your utility bills.


Set your thermostat a few degrees warmer than you normally would when you go out (work, shopping, etc) instead of turning it off. It’s easier to cool your house down from 78° than from 90° so your AC will not have to run for long periods while you wait for it to get to the desired temperature.


Close your blinds.

If you have windows on the south or west side of your home just close the blinds or drapes and slightly crack them if you need more light. Keeping the sun out is half the battle; it heats surfaces up pretty quick in the summer and those surfaces reflect the sunlight and radiate heat.


Be Mindful of Energy Usage:

Using your air conditioner judiciously can help conserve energy and lower costs. Consider using fans alongside your AC to circulate cool air effectively and feel comfortable at higher temperatures.
