Cold Weather Reminders - Getting Your Rental Home Ready for Central Kansas Winter

Is your rental home ready for the brutal Central Kansas winter?

Colder weather is upon on us here in Central Kansas, which means it is time to winterize your rental home. At MPIRE Properties, we handle getting your furnace inspected and insulating your pipes, to the best of our ability. Here are some steps you can take to ensure your home is ready for winter.


How to Prevent Frozen Pipes in Your Central Kansas Rental Home:

·     Disconnect and drain garden hoses.

·     Cover outside faucets with insulating foam covers.

·     Turn off the sprinkler system if applicable.

·     If the temperature drops below 15 degrees for 24 hours or more, keep one inside faucet dripping lukewarm water so that both hot and cold pipes are involved. Water running through the system will prevent the line from freezing.

·     Keep the cabinet under the kitchen or bathroom sink open so warm air can flow around the pipes (if the plumbing is located on an exterior wall).

·     

·     Check and close all the vents to the crawl space under the building if applicable.

·     Don’t forget to close storm windows.

·     Keep your thermostat set above 50°F.

·     Notify our office if you will be out of town for an extended duration during extreme cold.

·     Call our emergency line immediately if you suspect a pipe has frozen or your heat has failed for further instructions.


How to Prepare The Outside of Your Central Kansas Rental Home:

·     Bring in potted plants from outdoors.

·     Disconnect and drain garden hoses.

·     Cover any outside plants with insulating materials, remember to remove it once the temperature pops above freezing.

·     Brush off snow after each snowfall from trees and plants with a broom to prevent them from breaking due to heavy snow buildup.
