Rent-to-Own FAQ


  • What Do I Need to Qualify?

    Qualification is based on criteria similar to our regular residential rentals.  You may view our rental criteria on the listings page or by clicking here.  We score applications based on a combination of factors including credit, housing history and employment/income.  Some factors such as income and credit are weighted more heavily in a rent-to-own arrangement.

  • How Much Money Do I Need Upfront?

    Our down payments may vary based on your application and by property.  See the specific listing for more information.  Down payments generally range from $5,000 to $10,000.

  • What Is Included In the Payment?

    The payment amount includes interest, payment towards the property purchase (principal), insurance and property taxes. 

  • Do I Need Insurance?

    We will maintain insurance on the property itself, and you will reimburse us the cost through your monthly payments.  Our insurance policy does not cover the contents of the property.  It is recommended that you get a renter’s insurance policy in order to cover your personal belongings in the event of loss.

  • Can I Lease the Property Prior to Agreeing to Rent-to-Own?

    Yes.  See rental rates on the specific listing.  However, be advised that payments made prior to signing a rent-to-own contract may not be applied to the rent-to-own agreement.  Specific terms of the rent-to-own contract would be determined at the time you notify us you would like to purchase the property and make the required down payment. Until converted to a rent-to-own contract, all of our regular rental terms apply.  Availability of the rent to option will generally be available but is not guaranteed at a later date.



  • Can I Make Changes to the Property?

    Yes, you are permitted to make alterations to the property.  All alterations must be in compliance with local building codes.

  • Who is Responsible for Repairs?

    You are responsible for the cost of all repairs to the property.  For example, if the water heater goes out, you would be responsible for locating and paying a vendor directly to replace it.

  • Will Your Make Improvements to the Property Prior to Purchase?

    Unless otherwise specified in the contract, properties are accepted in as is condition.

  • May I Have the Property Inspected?

    Yes.  You must pay the cost of any inspections directly.  Such costs will not be reimbursed regardless of whether you proceed with purchase of the property.  Inspections must be completed within a reasonable timeframe.  Properties are accepted in as is condition. 

  • How Do I Get Started?

    Click Apply Now on the property you are interested in to submit an application.  We will schedule a showing to see if the property works for you, and if it does, we will process your application.  Once your application is approved, you will sign the rent-to-own contract and make the required down payment, and we will coordinate a date for you to move into the property.
